PREQUALIFICATION PROCESS:

The first step in deciding on a home is to determine how much you can afford to buy. Our prequalification program not only estimates that amount but also tailors a mortgage to fit your needs. Picking the right program can maximize your purchasing power and save you thousands of dollars. The Pre-Qualification page contains our form and instructions.

PREAPPROVAL SERVICE:

This program will take the process a step further. By providing specific documents, together with a formal applications we can actually approve your loan - generally within 24 hours - before you start house hunting. The only condition to the approval is the selection of an acceptable home.

The following must be provided:
1. A completed application.
2. Your most recent pay stub and last 2 years W2 Forms.
3. Most recent bank statements for 3 months for all accounts.
4. Self employed individuals must provide copies of their last two years personal and business tax returns as well as a year to date Profit and Loss statement and Balance Sheet prepared by your accountant.
5. For VA applicants, we will need your Certificate of Eligibility.

With this information in hand, we will be able to run appropriate credit report(s), complete employment references by phone, and complete income and credit underwriting for you. You will be provided with a written loan commitment based on a maximum interest rate and loan amount.

LOCK AND SHOP PROGRAM:

This program allows you to lock in today's interest rate while you find a home to purchase. It compliments the PREQUALIFICATION AND PREAPPROVAL programs by eliminating the risk of rates increasing while you shop.
